The Yonge and Sheppard corridor has some of the most moved-into real estate in Willowdale. The transit access, walkability, and density of amenities make it perpetually popular with buyers and renters. It is also, as a result, one of the most logistically managed corridors for moving in the city.

Hullmark Centre, at 30 and 33 Sheppard Avenue East, has a dedicated freight elevator and an underground loading dock that accommodates moving trucks of most standard sizes. Booking is done through the property management office and should be requested at least 2 weeks in advance. The refundable deposit is $300, charged to a credit card on booking. Moving hours run weekdays 8am to 5pm and Saturdays 9am to 3pm. The freight elevator is shared with building deliveries, so early morning slots on weekdays are preferred to avoid conflicts.

Emerald Park at 70 and 80 Sheppard Avenue West requires a $500 refundable deposit and has a strict freight-elevator-only rule. The newer towers on Don Mills Road generally have longer allocated time slots, often 5 to 6 hours rather than the 4-hour blocks typical of older buildings, which reduces the pressure on large moves.

The condos integrated with Shops at Don Mills share a loading area that also receives retail deliveries for the shopping centre. This creates congestion on weekday mornings when retail trucks are active. If you are moving into one of the Don Mills retail podium towers, book an early morning slot (8am start) before the retail delivery window opens, or ask management which days have lighter retail delivery schedules.

Bayview Village Area

The residential towers near Bayview Village Shopping Centre in the Bayview Village neighbourhood are generally among the more accommodating buildings in North York for scheduling purposes. Property management in several of these buildings is responsive to same-week booking requests if your preferred slot is available, though 2 weeks advance is still the standard recommendation.

Deposits in the Bayview Village towers run $200 to $300 in most buildings, reflecting their generally lower density compared to the Yonge and Sheppard corridor. The buildings are also shorter on average, which means freight elevator congestion is less of an issue. That said, elevator padding requirements apply the same as everywhere else, and management will do a pre-move walkthrough in some buildings to document the condition of common areas before the move starts.

Lansing Area and Gibson Square

Gibson Square at 5, 7, and 9 Oakburn Crescent is a well-known development in the Lansing neighbourhood that brings specific logistics worth knowing. The building has underground parking access for moving trucks, which is a genuine advantage for winter moves or wet weather days. The freight elevator is available weekdays 8am to 6pm, one of the longer windows in the area. Booking is through Crossbridge Condominium Services. The refundable deposit is $300.

Gibson Square's underground access is not suitable for all truck sizes. Standard straight trucks and smaller cube vans fit without issue. Larger tractor units cannot enter. Confirm your truck dimensions with the building before your move date.

New developments at Yonge and Cummer, further north in the Lansing corridor, are recently completed and still establishing their operational procedures. Rules can vary between the management companies for different towers in that development. When in doubt, call the building management office directly rather than assuming the rules match an adjacent building.
